DO PROCEDIMENTO DO LEILA\u0303O<br \/>4.1. Os lances dever\u00e3o ser iguais ou superiores ao valor da avalia\u00e7\u00e3o,<br \/>constante do Anexo I, e poder\u00e3o ser ofertados por meio do site utilizado<br \/>pelo leiloeiro, ou presencialmente, no local de realiza\u00e7\u00e3o do leil\u00e3o<br \/>presencial, acima indicado.<br \/>4.2. Durante o apregoamento do lote de modo presencial, o leiloeiro fara\u0301<br \/>a intera\u00e7\u00e3o com os interessados cadastrados\/habilitados, que estiverem<br \/>conectados ao sistema on-line do leil\u00e3o, convidando-os a ofertar seus<br \/>lances.<br \/>4.6. Considerando-se que a participa\u00e7\u00e3o no leil\u00e3o on-line e\u0301 mera<br \/>faculdade do participante, no caso de eventuais problemas t\u00e9cnicos,<br \/>operacionais ou falhas de conex\u00e3o que venham a ocorrer,<br \/>impossibilitando no todo ou em parte a oportunidade de arrematar por<br \/>essa modalidade, n\u00e3o podera\u0301\u0301 ser atribu\u00edda qualquer responsabilidade ao<br \/>Leiloeiro ou aos Contratantes.<br \/>4.7. Diante de eventual queda do sinal de internet, causando a desconex\u00e3o<br \/>com o sistema on-line do leiloeiro, a sess\u00e3o do leil\u00e3o na forma presencial<br \/>seguira\u0301 normalmente.<br \/>4.8. No caso de desconex\u00e3o do leiloeiro, no decorrer da etapa de lances,<br \/>se o sistema eletr\u00f4nico permanecer acess\u00edvel aos licitantes, os lances<br \/>continuar\u00e3o sendo recebidos, sem preju\u00edzo dos atos realizados.<br \/>4.9. A comiss\u00e3o devida ao Leiloeiro n\u00e3o esta\u0301\u0301 inclusa no valor do lance<br \/>para a compra do im\u00f3vel.<br \/>4.12. Os arrematantes presentes no leil\u00e3o f\u00edsico dever\u00e3o entregar ao<br \/>leiloeiro, no ato da arremata\u00e7\u00e3o, a t\u00edtulo de sinal, cheques nominais a\u0300<br \/>MEDIZ SERVI\u00c7OS ADMINISTRATIVOS S.A., CNPJ<br \/>23.001.719\/0001-42, nos seguintes valores:<br \/>(a) um do valor equivalente a 30% (trinta por cento) do lance ofertado,<br \/>para dep\u00f3sito imediato, que compreende o sinal de 20% (vinte por cento)<br \/>e uma parcela de princ\u00edpio de pagamento de 10% (dez por cento);<br \/>(b) tantos quantos seja necess\u00e1rio para garantir o pagamento do saldo do<br \/>pre\u00e7o, em parcela \u00fanica como condi\u00e7\u00e3o para a outorga da escritura<br \/>p\u00fablica de compra e venda, ou, das parcelas do lance \u00e0 prazo, no valor<br \/>das respectivas parcelas, cujo n\u00famero n\u00e3o poder\u00e1 ser superior a 24 (vinte<br \/>e quatro).<br \/>4.12.1. Aqueles que estiverem participando via internet dever\u00e3o entregar<br \/>ao leiloeiro o cheque ou o comprovante de transfer\u00eancia no mesmo valor<br \/>em at\u00e9 dois dias \u00fateis contados da data do leil\u00e3o, sob pena de<br \/>desclassifica\u00e7\u00e3o do certame.<br \/>4.12.2. No caso de transfer\u00eancia eletr\u00f4nica de fundos, esta deve ser feita<br \/>para o Banco Bradesco S.A., Ag\u00eancia 6682-6, Conta corrente n\u00ba 6599-<br \/>4, de titularidade de MEDIZ SERVI\u00c7OS ADMINISTRATIVOS S.A.,<br \/>CNPJ 23.001.719\/0001-42.<br \/>4.12.3. Caso n\u00e3o seja observado o disposto no item 4.10, aquele que<br \/>estiver classificado em segundo lugar ser\u00e1 convocado, observadas as<br \/>condi\u00e7\u00f5es do Edital, e assim sucessivamente os demais, ate\u0301 se esgotarem<br \/>todos os LICITANTES classificados.<br \/>4.12.4. Caso haja desist\u00eancia por parte do LICITANTE ap\u00f3s dado o sinal,<br \/>perdera\u0301 este valor em favor da Contratante, sem direito a qualquer tipo de<br \/>indeniza\u00e7\u00e3o, aplicando-se o disposto no item acima.<br \/>4.13. E\u0301 vedado ao arrematante do lance vencedor ceder, permutar, vender<br \/>ou de qualquer forma negociar o(s) im\u00f3vel(is) arrematado(s) antes que<br \/>o(s) mesmo(s) seja(m) integralmente pago(s).<br \/>4.14. Ser\u00e3o desclassificadas as propostas que n\u00e3o atenderem as<br \/>exig\u00eancias do ato convocat\u00f3rio da licita\u00e7\u00e3o.<br \/>5. JULGAMENTO DAS PROPOSTAS<br \/>5.1. A classifica\u00e7\u00e3o das propostas ser\u00e1 processada e julgada com<br \/>observ\u00e2ncia dos seguintes crit\u00e9rios:<br \/>5.1.1. Ser\u00e1 considerado vencedor o licitante que apresentar a maior oferta<br \/>pelo im\u00f3vel, igual ou superior ao valor de avalia\u00e7\u00e3o, mediante a<br \/>apresenta\u00e7\u00e3o de pre\u00e7o a\u0300 vista.<br \/>6. ASSINATURA DA ESCRITURA<br \/>6.1. Uma vez homologado o leil\u00e3o, os ARREMATANTES dever\u00e3o<br \/>comparecer para comparecer e assinar a Escritura P\u00fablica de Compra e<br \/>Venda e o respectivo Termo de Responsabilidade (Anexo II). Sendo \u00e0<br \/>vista a arremata\u00e7\u00e3o, o saldo do pre\u00e7o dever\u00e1 ser pago no ato da assinatura<br \/>da escritura de compra e venda por meio de cheque administrativo, ou,<br \/>antes dela e como condi\u00e7\u00e3o para sua outorga, por meio de transfer\u00eancia<br \/>eletr\u00f4nica de fundos para a conta banc\u00e1ria identificada neste Edital no<br \/>item 4.12.2. Caso a arremata\u00e7\u00e3o tenha sido a prazo, a escritura p\u00fablica<br \/>ser\u00e1 de Compra e Venda com pacto adjeto de Hipoteca, ficando o pr\u00f3prio<br \/>lote adquirido hipotecado em garantia do pagamento do saldo do seu<br \/>pre\u00e7o, cujas parcelas estar\u00e3o tamb\u00e9m garantidas pelos cheques emitidos<br \/>pelo arrematante e j\u00e1 entregues \u00e0 Contratante no ato do leil\u00e3o.<br \/>6.1.1. As escrituras p\u00fablicas ser\u00e3o lavradas pelo 4\u00ba Oficio de Notas &#8211;<br \/>Cart\u00f3rio Recreio, por Fabiana Dias &#8211; Substituta do Tabeli\u00e3o, no<br \/>seguinte endere\u00e7o: Avenida das Am\u00e9ricas, n\u00ba 16.401 &#8211; sala 302 &#8211;<br \/>Recreio dos Bandeirantes, Rio de Janeiro, RJ, telefones de contato 55-<br \/>21-3434-9416 e 55-21-992676287.<br \/>6.1.2. Para ensejar a lavratura das escrituras os ARREMATANTES<br \/>dever\u00e3o efetuar o pagamento do ITBI-Imposto sobre Transmiss\u00e3o de<br \/>Bens Im\u00f3veis e encaminhar tempestivamente para o Of\u00edcio de Notas<br \/>acima referido a sua qualifica\u00e7\u00e3o completa (informando profiss\u00e3o,<br \/>inclusive, se for pessoa f\u00edsica) e todos os seus documentos de<br \/>identifica\u00e7\u00e3o. Em se tratando de pessoa f\u00edsica, ser\u00e3o no m\u00ednimo c\u00f3pia do<br \/>documento de identidade, certid\u00e3o de nascimento ou casamento e<br \/>comprovante de resid\u00eancia. Em se tratando de pessoa jur\u00eddica ser\u00e3o no<br \/>m\u00ednimo o ato de constitui\u00e7\u00e3o e \u00faltimo estatuto ou contrato social<br \/>arquivados na JUCERJA ou similar, cart\u00e3o do CNPJ, ato de elei\u00e7\u00e3o dos<br \/>administradores que ir\u00e3o firmar o ato, com a qualifica\u00e7\u00e3o completa e<br \/>c\u00f3pias dos documentos pessoais desses administradores, comprovando os<br \/>poderes para tanto. Os ARREMATANTES ficam cientes de que as<br \/>exig\u00eancias explicitadas neste Edital s\u00e3o exemplificativas e que dever\u00e3o<br \/>atender a todas as exig\u00eancias do Of\u00edcio de Notas para a lavratura das<br \/>escrituras.<br \/>6.1.3. No mesmo ato da outorga das escrituras p\u00fablicas de compra e<br \/>venda os ARREMATANTES dever\u00e3o outorgar para FCD Assessoria<br \/>Para Documenta\u00e7\u00e3o de Neg\u00f3cios, CNPJ 24.229.177\/0001-22; procura\u00e7\u00e3o<br \/>com poderes espec\u00edficos para promover o registro da escritura no<br \/>Registro de Im\u00f3veis competente e a transfer\u00eancia da titularidade dos lotes<br \/>perante o Munic\u00edpio de Angra dos Reis e a Secretaria de Patrim\u00f4nio da<br \/>Uni\u00e3o, para serem encaminhados tais registros e transfer\u00eancias<br \/>imediatamente. Os ARREMATANTES ficam cientes de que ser\u00e1<br \/>cobrada, taxa de CONFORME ANEXO FCD constante desse edital, para<br \/>cada uma das matr\u00edculas relativas ao im\u00f3vel adquirido, para o custeio do<br \/>encaminhamento dos registros e transfer\u00eancias, conforme a tabela.<br \/>6.2. O n\u00e3o comparecimento do ARREMATANTE, ou sua omiss\u00e3o em<br \/>providenciar o pagamento do ITBI ou prestar as informa\u00e7\u00f5es e fornecer<br \/>os documentos necess\u00e1rios para a outorga da escritura p\u00fablica, poder\u00e1 ser<br \/>considerado como desist\u00eancia do ARREMATANTE, sujeitando-o a\u0300<br \/>aplica\u00e7\u00e3o de san\u00e7\u00f5es, se n\u00e3o suprida a falta.<br \/>6.3. Na hip\u00f3tese prevista no subitem anterior, o ARREMATANTE<br \/>poder\u00e1 perder o sinal apresentado, sendo considerado desistente, nos<br \/>termos do Art. 420 do C\u00f3digo Civil.<br \/>6.4. A par das cl\u00e1usulas usuais em transa\u00e7\u00f5es da esp\u00e9cie, a Escritura<br \/>devera\u0301 conter a seguinte:<br \/>\u201cAs dimens\u00f5es do im\u00f3vel s\u00e3o de car\u00e1ter secund\u00e1rio, meramente<br \/>enunciativas e repetitivas das dimens\u00f5es constantes do registro<br \/>imobili\u00e1rio, absolutamente irrelevantes para o instrumento firmado,<br \/>consagrando os contratantes o neg\u00f3cio como sendo \u201cad corpus\u201d, ou<br \/>seja, do im\u00f3vel como um todo, independente de suas exatas e<br \/>verdadeiras limita\u00e7\u00f5es, sejam elas quais forem\u201d.<br \/>6.5. O sinal apresentado pelo Arrematante vencedor ser\u00e1 convertido em<br \/>entrada, ou utilizado na complementa\u00e7\u00e3o do pagamento a\u0300 vista.<br \/>6.6. Correr\u00e3o por conta do LICITANTE vencedor o pagamento do<br \/>laud\u00eamio, se houver, incidente sobre a transa\u00e7\u00e3o, bem como as despesas<br \/>necess\u00e1rias a\u0300 lavratura e registro da Escritura, certid\u00f5es de praxe,<br \/>cartoriais, bem como todos os \u00f4nus fiscais e parafiscais, impostos, taxas,<br \/>custas ou quaisquer outros que incidirem ou venham a incidir sobre a<br \/>venda e sobre a transfer\u00eancia da propriedade e direito de ocupa\u00e7\u00e3o dos<br \/>im\u00f3veis objeto da presente licita\u00e7\u00e3o para o arrematante,<br \/>6.6.1. Ficam os LICITANTES cientes de que dentre os im\u00f3veis objeto do<br \/>leil\u00e3o h\u00e1 alguns que s\u00e3o sujeitos ao regime de ocupa\u00e7\u00e3o por abrangerem<br \/>\u00e1rea de marinha. Ficam igualmente cientes os LICITANTES que se<br \/>encontra suspensa a cobran\u00e7a de Foro, Laud\u00eamio e Taxas de Ocupa\u00e7\u00e3o<br \/>sobre esses lotes por for\u00e7a de decis\u00e3o da Justi\u00e7a Federal, conforme of\u00edcio<br \/>n\u00ba OFI0104.00085-4\/2009\/CART, de 02\/03\/2009, isentando a<br \/>Contratante de qualquer responsabilidade sobre tais valores cuja<br \/>exigibilidade est\u00e1 suspensa, obrigando-se a recolh\u00ea-los no futuro,<br \/>inclusive os referentes ao per\u00edodo pret\u00e9rito ao leil\u00e3o caso venham a ser<br \/>exigidos pela Uni\u00e3o Federal.<br \/>7. DOS DOCUMENTOS<br \/>7.1. Declarado o vencedor, este encaminhara\u0301 os documentos solicitados<br \/>pelo Of\u00edcio de Justi\u00e7a para a lavratura das escrituras p\u00fablicas em um<br \/>prazo de ate\u0301 7 (sete) dias corridos, contados da data do leil\u00e3o.<br \/>7.2. Caso se trate de sociedade estrangeira, esta devera\u0301 apresentar a<br \/>documenta\u00e7\u00e3o equivalente.<br \/>8. DOS RECURSOS<br \/>8.1. Qualquer interessado, prejudicado por ato de habilita\u00e7\u00e3o,<br \/>classifica\u00e7\u00e3o ou julgamento, podera\u0301\u0301recorrer.<br \/>8.1.1. O recurso sera\u0301\u0301formulado por escrito pelo interessado, devendo ser<br \/>encaminhado ao Leiloeiro em ate\u0301\u0301 tr\u00eas dias \u00fateis antes da data do Leil\u00e3o<br \/>(habilita\u00e7\u00e3o) ou imediatamente ap\u00f3s o leil\u00e3o.<br \/>8.1.2. O recurso dever\u00e1 conter os motivos do recurso.<br \/>8.1.3. O recurso ser\u00e1 apreciado e decidido em \u00fanica inst\u00e2ncia pela<br \/>Contratante.<br \/>9. ESCLARECIMENTOS<br \/>9.1. As d\u00favidas quanto a\u0300 interpreta\u00e7\u00e3o dos termos deste Edital e de seus<br \/>anexos, bem como qualquer incorre\u00e7\u00e3o ou discrep\u00e2ncia neles<br \/>encontradas, poder\u00e3o ser sanadas pelo Leiloeiro, inclusive no ato do<br \/>Leil\u00e3o.<br \/>9.2. Na contagem dos prazos estabelecidos no presente EDITAL, incluise os dias de in\u00edcio e os de vencimento.<br \/>9.3. Os prazos estabelecidos no presente EDITAL s\u00f3\u0301se vencem em dia<br \/>\u00fatil.<br \/>9.4. O LICITANTE devera\u0301 certificar-se, \u201cin loco\u201d, das condi\u00e7\u00f5es dos<br \/>im\u00f3veis relacionados no Anexo I, objeto de sua proposta ou lance, n\u00e3o<br \/>sendo levadas em considera\u00e7\u00e3o quaisquer argumenta\u00e7\u00f5es posteriores<br \/>consequentes do desconhecimento dessas condi\u00e7\u00f5es, n\u00e3o cabendo,<br \/>portanto, qualquer indeniza\u00e7\u00e3o, seja administrativa ou judicialmente.<br \/>9.4.1. A visita\u00e7\u00e3o pr\u00e9via ao im\u00f3vel poder\u00e1 ser marcada atrav\u00e9s do<br \/>telefone e e-mail constante no item 3.10 deste Edital.<br \/>9.5. O LICITANTE, reconhece desde ja\u0301\u0301 que n\u00e3o fara\u0301 jus a indeniza\u00e7\u00f5es<br \/>e\/ou repara\u00e7\u00f5es de qualquer esp\u00e9cie por parte da Contratante se,<br \/>porventura, por qualquer raz\u00e3o ou a qualquer tempo, houver qualquer tipo<br \/>de embara\u00e7o e\/ou dificuldade em proceder o registro da propriedade<br \/>perante o competente registro de im\u00f3veis e\/ou qualquer \u00f3rg\u00e3o da<br \/>Administra\u00e7\u00e3o P\u00fablica, inclusive Prefeitura de Angra dos Reis e SPUSecretaria do Patrim\u00f4nio da Uni\u00e3o, devendo apenas a Contratante sanar<br \/>o que seja relativo \u00e0 sua pessoa.<br \/>10. DISPOSIC\u0327O\u0303ES GERAIS<br \/>10.1. O presente Leil\u00e3o foi precedido de avalia\u00e7\u00e3o e o Valor estabelecido<br \/>como m\u00ednimo, respeita os valores tribut\u00e1rios municipais sugeridos (valor<br \/>Venal).<br \/>10.2. A venda dos im\u00f3veis ser\u00e1 a\u0300 vista ou a\u0300 prazo, em moeda corrente no<br \/>pa\u00eds.<br \/>10.2.1. A\u0300 vista: 30% (trinta por cento) do lance ofertado no ato do leil\u00e3o,<br \/>que compreende o sinal de 20% (vinte por cento) e uma parcela de<br \/>princ\u00edpio de pagamento de 10% (dez por cento) do valor da arremata\u00e7\u00e3o;<br \/>e, saldo a ser pago por ocasi\u00e3o da assinatura da Escritura P\u00fablica<br \/>Definitiva de Compra e Venda, por cheque administrativo ou ap\u00f3s a<br \/>transfer\u00eancia eletr\u00f4nica de fundos para a conta banc\u00e1ria de Mediz<br \/>Servi\u00e7os Administrativos S.A. identificada neste Edital.<br \/>10.2.2. \u00c0 prazo: 30% (trinta por cento) do lance ofertado no ato do<br \/>leil\u00e3o, que compreende o sinal de 20% (vinte por cento) e uma parcela de<br \/>princ\u00edpio de pagamento de 10% (dez por cento) do valor da arremata\u00e7\u00e3o;<br \/>e, saldo a ser pago em at\u00e9 24 (vinte e quatro) parcelas mensais, iguais e<br \/>sucessivas vencendo a primeira 30 (trinta) dias ap\u00f3s o leil\u00e3o e as demais<br \/>no mesmo dia dos meses subsequentes, cujo pagamento ser\u00e1 garantido<br \/>pela hipoteca do pr\u00f3prio im\u00f3vel e pelos cheques emitidos pelo<br \/>arrematante e entregues \u00e0 Contratante no ato do leil\u00e3o, conforme<br \/>explicitado neste Edital.<br \/>10.2.2.1. Na arremata\u00e7\u00e3o a prazo, ser\u00e3o calculadas as presta\u00e7\u00f5es mensais,<br \/>iguais e sucessivas, com o acr\u00e9scimo sobre o saldo devedor (descontado o<br \/>valor do sinal) de juros de 1% (um por cento) ao m\u00eas, pela Tabela<br \/>\u201cPrice\u201d.<br \/>10.2.3. As presta\u00e7\u00f5es vincendas ser\u00e3o pagas por meio do dep\u00f3sito dos<br \/>cheques emitidos em garantia do seu pagamento, ficando certo e<br \/>estabelecido que em caso de devolu\u00e7\u00e3o de qualquer dos cheques sem<br \/>pagamento, independentemente da raz\u00e3o invocada pela institui\u00e7\u00e3o<br \/>financeira para negar o pagamento, incidira\u0301 multa de 20% (vinte por<br \/>cento) sobre a parcela em atraso e juros de mora de 1% (um por cento) ao<br \/>m\u00eas calend\u00e1rio ou fra\u00e7\u00e3o, sem preju\u00edzo das demais comina\u00e7\u00f5es cab\u00edveis<br \/>estabelecidas na Escritura P\u00fablica de Compra e Venda com pacto adjeto<br \/>de Hipoteca.<br \/>10.2.4. No caso de mora superior a 60 (sessenta) dias no pagamento de<br \/>qualquer das presta\u00e7\u00f5es, ou, caso se acumulem 2 (duas) parcelas<br \/>atrasadas, vencer\u00e1 automaticamente a integralidade do saldo devedor<br \/>vincendo, sobre o qual passar\u00e1 a incidir a multa de 20% (vinte por cento)<br \/>e os juros de mora de 1% (um por cento) ao m\u00eas ou fra\u00e7\u00e3o, podendo a<br \/>Contratante executar a integralidade do d\u00e9bito e lan\u00e7ar m\u00e3o da garantia<br \/>hipotec\u00e1ria.<br \/>10.2.5. Caso seja do interesse do adquirente do im\u00f3vel antecipar a<br \/>quita\u00e7\u00e3o de parcelas vincendas, em qualquer momento do contrato, sera\u0301\u0301<br \/>aplicada uma taxa de desconto de equivalente 0,5% a.m.<br \/>10.3. Os im\u00f3veis objeto da presente licita\u00e7\u00e3o ser\u00e3o vendidos \u201cad<br \/>corpus\u201d como coisa certa e discriminada, pelo que eventuais<br \/>diferen\u00e7as de medidas, \u00e1reas e confronta\u00e7\u00f5es encontradas ser\u00e3o<br \/>resolvidas pelos adquirentes, sem qualquer \u00f4nus para a Contratante,<br \/>porquanto as descri\u00e7\u00f5es constantes deste Edital obedecem a\u0300s<br \/>aquisi\u00e7\u00f5es primitivas e constam dos respectivos t\u00edtulos aquisitivos.<br \/>10.4. Ser\u00e1 permitida a participa\u00e7\u00e3o de empresa estrangeira desde que<br \/>apresente os documentos necess\u00e1rios a\u0300 avalia\u00e7\u00e3o de sua regular situa\u00e7\u00e3o.<br \/>11. DOS PROCEDIMENTOS DA COMPRA E POSSE<br \/>11.1. Ser\u00e1 considerado realizado o pagamento com a entrega dos cheques<br \/>respectivos ao lance ofertado e compensados em favor da Contratante,<br \/>ainda, sob a mesma circunst\u00e2ncia, relativa a despesas e Comiss\u00e3o do<br \/>Leiloeiro a ele entregue.<br \/>11.2. N\u00e3o se trata de im\u00f3veis que necessitem de desmembramento ou<br \/>averba\u00e7\u00e3o de constru\u00e7\u00e3o; todavia, podem sofrer remembramento e todas<br \/>as despesas decorrentes da sua regulariza\u00e7\u00e3o junto ao cart\u00f3rio<br \/>imobili\u00e1rio, ao cadastro municipal e \u00e0 SPU correr\u00e3o por conta do<br \/>adquirente.<br \/>11.3. Inexiste pend\u00eancia judicial, baixas protocolares ou registrais, sobre<br \/>os im\u00f3veis, o adquirente se declara informado da condi\u00e7\u00e3o e ser\u00e1 da<br \/>Contratante, no que incorrer, a obriga\u00e7\u00e3o de sanar as mesmas e assim,<br \/>assume de modo expresso sua regulariza\u00e7\u00e3o, e ainda, n\u00e3o cabe ao<br \/>Arrematante, em nenhuma hip\u00f3tese, desistir da arremata\u00e7\u00e3o independente<br \/>do prazo que se observe as regulariza\u00e7\u00f5es, como tamb\u00e9m, n\u00e3o ser\u00e1<br \/>repassado ao Arrematante nenhum \u00f4nus relativo a essas pend\u00eancias.<br \/>11.4. Sobre os im\u00f3veis vendidos inexistem d\u00edvidas ou valores n\u00e3o<br \/>quitados de impostos e taxas sendo vendidos livre e desembara\u00e7ados,<br \/>por\u00e9m, na exist\u00eancia, a Contratante se servir\u00e1 dos valores arrecadados<br \/>pelo Leil\u00e3o para a sua liquida\u00e7\u00e3o.<br \/>11.5. Os im\u00f3veis est\u00e3o desocupados e ser\u00e3o entregues ao<br \/>arrematante (imitidos na posse) no ato da outorga da escritura p\u00fablica de<br \/>compra e venda, com pacto adjeto de hipoteca se for o caso. Todavia,<br \/>para todas as a\u00e7\u00f5es relativas \u00e0 constru\u00e7\u00e3o e projeto, poder\u00e3o os<br \/>arrematantes, desde o dia em que ocorra o pagamento do cheque relativo<br \/>aos 30% do pre\u00e7o devido no ato da arremata\u00e7\u00e3o, terem acesso aos lotes.<br \/>11.6. As Escrituras de Compra e Venda, bem como, os Registros de<br \/>Im\u00f3veis, a transfer\u00eancia junto ao cadastro municipal e \u00e0 SPU<br \/>ocorrer\u00e3o \u201cem tempo\u201d e ser\u00e3o de responsabilidade do Arrematante, que<br \/>dever\u00e1 constituir procurador para dar cumprimento imediato a essas<br \/>provid\u00eancias conforme estabelecido neste Edital. As certid\u00f5es pertinentes<br \/>do vendedor (Contratante) ser\u00e3o apresentadas para os Atos Cartoriais<br \/>diretamente para o Of\u00edcio de Justi\u00e7a estabelecido neste Edital. Cabe<br \/>informar ainda que os Impostos e Taxas relativos \u00e0s transfer\u00eancias e<br \/>Registros s\u00e3o de responsabilidade do Arrematante e seguem sua quita\u00e7\u00e3o<br \/>conforme a legisla\u00e7\u00e3o e prazos em vigor, da mesma forma que o<br \/>laud\u00eamio, se exigido for, \u00e9 responsabilidade do Arrematante.<br \/>11.7.
